Barhite and Holzinger, Inc.

The formation of Barhite & Holzinger, Inc. (B&H) occurred in 1935 in Manhattan. The real estate business remained in a state of depression following the 1929 Crash. Clients were limited to a few brave entrepreneurs and one or two friendly banks. Services were limited to Midtown office rentals, brokering an occasional sale from overstocked bank portfolios, and handling a small number of commercial and residential properties for management. Through determination, persistence and well forged business relationships the company grew inside the five boroughs and nearby Westchester County over the several ensuing decades over time, the company expanded operations.  A new office opened in Westchester County in 1969 in The Gramatan Building, at 69-77 Pondfield Road in Bronxville. During the 1980’s real estate boom, services expanded to further include traditional residential sales and rentals, marketing of new residential construction projects, suburban commercial brokerage and all aspects of the popular apartment house conversion field, including office and professional condominium conversions.
As the real estate climate changed, B&H principals reorganized in 1989. The Manhattan office was abandoned in favor of a Westchester home base and today, the company maintains its headquarters in Bronxville, and remains family owned and operated. John Holzinger, Jr. has continued to lead the company for the last 20 years having joined the owners in 1973 after several years in the private home construction industry.
B & H is now a full service real estate company specializing in property management and sales throughout Westchester County. The staff of approximately 27 includes eight Property Managers and six Licensed Sales Representatives supported by a broad range of administrative, accounting, and paralegal personnel.
The management portfolio includes residential co-ops, condo associations, investment rental buildings, commercial, retail and office properties. The sales professionals at B&H are experts in the area of condominium and cooperative resales. The depth of experience and expertise includes the intricacies of commercial lease negotiations, lease abstracts, rent escalations and cash flow analyses. Commercial and residential clients rely on the company to provide operating and capital improvement budget planning and expect the company to promote the value, comfort and marketability of their properties.
The firm’s portfolio includes thousands of units under management.
B&H is among the few Westchester management companies with meaningful expertise managing residential rental properties within the complicated administrative frame-work of the Emergency Tenant Protection Act (ETPA) and the New York State Rent Control laws.
Company personnel also enjoy a wealth of experience and specialized knowledge earned during the years since 1970, when the company began servicing co-op and condo communities. Acting as Conversion Agent to co-op and condo ownership for various Westchester buildings during the 1980s, B&H personnel are also accustomed to dealing with Sponsor issues related to ongoing management and Board interaction. Differentiating between the needs and goals of these competing interests is an important subtlety which facilitates the management function where the need may exist.
All manner of property improvement and restoration projects have been organized and supervised to the benefit of past and present clients.
The continuity from year to year is well established and benefits from key employee retention. The average Property Agent tenure is 14+ years. The accounting and administrative staff average over eight years with the company and some senior administrators have been with the company over 20 years.
Bookkeeping and financial functions are performed in-house using advanced proprietary accounting software while direct deposit lockbox and banking service support is provided by The Bank of New York Real Estate Management Specialty Services Department at One Wall Street.
Monthly tenant/owner payments are processed by several methods including electronic debit through The Bank of New York Cash Register direct payment system.
