Getting great results when recruiting and hiring a property management company occurs when the expectations are openly discussed with potential managers. Some things to think about include:

• What do you not like about the current method of management?
• What about the property is not in order?
• Are the personnel at the property effective and well-managed?
• Are the finances in order?  Is the method of reporting accurate and timely?
• Are arrears handled appropriately?

A few other questions to consider if you are a co-op, condo or homeowner association:   

• Are you planning properly for future capital projects?
• Is the communication between the Board and management good?

• Are you having regular meetings?  Are you having too many meetings?
• Are you over-managing the manager?
• Are those meetings effective?
• Are the follow-up and project completion good?
